Top Tips for Renovating Your Home: A Guide for Homeowners in Manchester

Taking on a home renovation is a big and time-consuming task that can take over your life. I know firsthand how much hard work goes into a renovation and the emotional and financial toll it can take. Below, I have outlined my top tips for renovating for those who are just about to embark on this journey. I hope they help you navigate this exciting yet challenging process.

1. Prioritise Your Roof

The roof should be your number one priority during a renovation. Without a structurally solid and waterproof roof, any other work you do will be at risk. A leaky roof can ruin even the nicest interiors and cost you significantly. Ensure your roof is in top condition before moving on to other projects.

2. Budget Wisely and Add a Contingency

Renovations always come with unexpected costs. Plan your budget carefully and add at least a 10% contingency to cover unforeseen expenses. Trust me, you will almost certainly use it.

3. Preserve Original Features

If you bought a period house or a home with unique features, don’t cover them up. Highlighting original features can add character and charm to your renovation. Embrace these elements and make them focal points in your design.

4. Expect It to Take Longer Than a New Build

Renovating an existing property often takes longer than building new. Be prepared for a longer timeline as you spend time and money stripping back and rebuilding. Patience is key.

5. Prepare for Emotional Highs and Lows

Renovating is an emotional rollercoaster. There will be highs, like uncovering beautiful hidden features, and lows, like dealing with a roof leak during a storm. Be prepared for these ups and downs and try to stay focused on your end goal.

6. Keep the End Goal in Sight

Having a clear vision of what you want to achieve is crucial. Create vision boards or mood boards to help you stay focused and communicate your ideas clearly to builders and contractors. This will help minimise misunderstandings and keep your project on track.

7. Be Informed and Prepared

Do your homework early on. Know what kind of boiler, heating system, and kitchen layout you want. Early planning helps avoid delays and ensures you don’t keep tradespeople waiting for decisions.

8. Budget for Invisible Essentials

A significant portion of your budget will go toward elements you don’t see, such as foundations, insulation, drainage, and waterproofing. Skimping on these essentials can lead to long-term issues, so invest wisely in these critical areas.

9. Choose Enthusiastic Tradespeople

Select builders, plumbers, and electricians who are excited about your project. A good working relationship is beneficial for everyone. Research and choose tradespeople who fit your project's needs and share your vision. Also, create a positive work environment with regular breaks, snacks, and timely payments! Trust me these simple actions go a long way!!

10. Know Where to Save Money

If your budget is tight, look for areas where you can save without compromising quality. For instance, choose an affordable kitchen from places like Howdens or Ikea and upgrade with high-quality worktops like quartz. You can also save on sanitary ware by choosing basic options and enhancing them with stylish taps and lids. Focus your spending on items that get the most use and where quality matters most.

Essential Bathroom Design Tips for Creating Your Dream Sanctuary

Creating the perfect bathroom goes beyond deciding between a shower or bath. It's about crafting a sanctuary where you can unwind and rejuvenate. However, with numerous decisions to make, from layout to lighting, it's easy to feel overwhelmed. Here's how to ensure your bathroom design hits all the right marks.

Modern bathroom design

Start with the Layout: The layout sets the foundation for your bathroom design. Consider factors like window positions, door openings, and plumbing fixtures. Create a scaled plan to visualise the space and ensure it meets the needs of your family.

Check Soil Pipe Location: The position of the soil pipe dictates the placement of your toilet. Plan accordingly to avoid visible pipes, which can detract from the overall design. Modern solutions offer flexibility, but careful planning is essential.

Optimise Shower Enclosures: Choose shower enclosures that maximise space and functionality. Consider factors like door swing and available space. Fixed glazed panels and sliding doors work well in smaller bathrooms, while wet room designs require careful consideration of hidden pipework.

Traditional Bathroom style

Select the Right Bath: When choosing a bath, consider size, style, and installation requirements. Add extra dimensions to accommodate smaller spaces and ensure ease of maintenance. Freestanding, back-to-wall, and fitted baths offer versatility to suit your preferences.

Prioritise Bathroom Basins: Invest in spacious basins to enhance usability, especially in busy households. Wall-mounted and semi-pedestal designs create the illusion of space, while full-pedestal basins offer a traditional look. Consider storage needs and installation options for added functionality.

Choose Bathroom Flooring Wisely: Opt for water-resistant, easy-to-clean flooring that provides warmth and safety. Consider underfloor heating for tiled floors, and ensure proper ventilation to prevent moisture buildup.

Plan Your Bathroom Lighting: Create a layered lighting scheme to enhance ambiance and functionality. Combine spotlights, task lighting, and accent lighting to highlight key features. Consider IP ratings for fixtures based on their location within the bathroom.

Avoid Common Design Mistakes: Position the toilet away from direct view and allocate a contingency budget to prevent overspending. With careful planning and attention to detail, you can create a bathroom that balances style, comfort, and functionality.

Exploring the Benefits of Colour Drenching in Interior Design

Colour drenching, a captivating trend in interior design, involves immersing an entire room in a single hue, creating a monochromatic fantasy across all surfaces. From walls and ceilings to objects and installations like window treatments and light fixtures, every element receives the same colour treatment, resulting in a visually striking space.

But what are the benefits of colour drenching?

One of the most notable advantages is the ability to make rooms appear larger. By painting walls, mouldings, ceilings, skirtings, doors, and door frames in the same colour, the room immediately feels calmer and tidier and larger. This effect is amplified in small rooms, where the illusion of height can be created, especially if the ceilings are painted in the same colour, particularly if they are high.

When selecting a colour for colour drenching, personal preferences play a significant role. However, it's essential to consider the desired outcome. Dark hues like navy blue, deep Bordeaux, or rich forest green can create an elegant and intimate atmosphere but may not be ideal for making a room appear larger. Above we used a dark purple brown on the walls and complimented this with a dark brown velvet sofa.

Below we turned quite a non descript room into something dramatic by painting the walls, furniture in one colour and matching that colour on the headboard and blind.

Colour drenching offers a versatile approach to interior design, allowing for the creation of visually stunning spaces that evoke a sense of harmony and sophistication. Whether aiming to enlarge a room or enhance its elegance, this trend offers endless possibilities for creative expression.
